Fast Loan Closing
On average we close loans in about three weeks.
Some close in two weeks or less, while others take a month or more.
The amount of time required to close a loan often depends on the unique circumstances of your transaction.
For example, if you are buying a home that is being sold as a "short sale," delays on the part of the bank authorizing the short sale are quite common.
Want your loan to close as quickly as possible?
Here are some tips for closing your loan without delay.
- Provide complete information when you fill out your loan application, including accurate figures, dates and account numbers. Please be sure that all the information you provide can be verified.
- Sign and date all the loan application materials we send to you and return them to us right away. We cannot begin processing your loan application until we have all the necessary forms and signatures. One way we help speed this up is to send your documents electronically - you can even sign them electronically and send them back with a click.
- Provide us with all requested supporting documentation as soon as possible. When we have your loan application we will send you a "needs list" describing the copies of documents that we may need to complete your loan application file, such as income records, bank statements, etc. The sooner we receive this material, the faster your loan can close.
- Be available to answer questions concerning your application. We will call or email you depending on the urgency of the request. The faster we can reach you, the faster things move on your loan.
- If you are buying a home, make sure your real estate agent is available to us. We will be contacting them for information and documentation. We will need a copy of the home purchase agreement, which they can send to us.
- If you are refinancing, a professional real estate appraiser will contact you to schedule an inspection of your home. Make sure that you respond to the appraiser's request for an appointment in a timely manner. You will be expected to pay for the appraisal report by credit card.
- Do not apply for any new loans or credit cards, and do not borrow any money or purchase anything on credit while your loan is being processed. Your credit status and financial obligations may be re-verified just before your loan closes.
- If you have any serious negative items on your credit report, the sooner you learn about them and take any corrective measures the sooner you can be eligible for the best possible financing. Consider obtaining a copy of your credit report before contacting us.
- Do not change your employment status while your loan is being processed. Employment is re-verified just before your loan closes.
